D Collection — Deeded offices are included specifically with lines 01, 02, and 03. These are the line designations within the D Collection floor plans. Buyers of other D Collection lines do not receive a deeded office.

D Residences — All lines receive a deeded office suite. This is a meaningful distinction from the D Collection and one of the advantages of the upper-tower private residence tier.

For buyers who conduct client meetings, manage a portfolio, or run a distributed business, the ability to host a meeting in a dedicated office within the same building as your residence — without inviting clients into your home — has real operational value.

The Financial Angle

Deeded offices in Miami’s luxury market are genuinely rare. They exist in a handful of buildings (typically in the Brickell corridor) and almost never at the scale and design standard of Delano’s offering. As the building matures and office space in the building becomes valuable to non-residents, owners with deeded offices have an asset that could either be used personally or — subject to HOA rules — potentially leased.

This is speculative at the pre-construction stage, but it’s worth noting that deeded parking spaces in comparable buildings have demonstrated consistent appreciation and rental income potential over time. A deeded office has the same fundamental characteristic: it’s a separately titled asset with independent use value.

The broader context for the deeded office program is Miami’s emergence as a hub for remote and hybrid work.
