Delano Residences & Hotel is one of the most compelling pre-construction opportunities we have represented in Downtown Miami — but it is not the right fit for every buyer, and going in without understanding the unit tier differences is a costly mistake.
For investors, the Collection units (floors 20–47) offer genuine short-term rental income potential through the Delano hotel program. The brand is real, the operator is established, and the location at 400 Biscayne is hard to argue with. That said, hotel programs carry management fees and occupancy risks that buyers should model out before committing.
For end-users and long-term holders, the Residences units (floors 49–75) deliver the full luxury lifestyle without hotel operations overhead — higher floors, larger layouts, and a quieter ownership experience. The premium over Collection units is justified if your primary goal is use and long-term appreciation rather than short-term yield.
What we tell every client: the staged deposit structure (10-10-10-10-60) is genuinely buyer-friendly compared to most pre-construction in Miami.
