The Delano brand is operated by Accor, which is what makes the ownership benefits program available to Delano Residences owners.

The ALL – Accor Live Limitless Loyalty Program

Accor’s global loyalty program is called ALL (Accor Live Limitless). It operates on a tier system — Classic, Silver, Gold, Platinum, and Diamond — with Diamond being the highest status available.

Delano Residences owners are eligible for Diamond status in ALL.

Diamond status typically requires staying 60+ nights per year across Accor properties — a threshold that frequent business travelers barely reach. Delano owners receive it as a benefit of ownership, for as long as they own the unit.

Additionally, each owner can gift Gold status — the second-highest tier — to one family member or friend. Gold requires 30+ nights per year under normal circumstances.

What Diamond Status Includes

Diamond is Accor’s highest loyalty tier. Benefits vary by property but typically include:

  • Welcome gifts and room upgrades at check-in (when available)
  • Early check-in and late check-out (subject to availability)
  • Access to executive lounges at participating properties
  • Complimentary breakfast at many properties
  • Priority reservations and room type requests
  • ALL Points earning at accelerated rates on all spend

The practical value of Diamond status for a buyer who travels internationally for business or leisure is significant. A single stay at a Fairmont or Raffles property with Diamond benefits — upgrade, lounge access, breakfast — can represent $200–400 in equivalent value per night.

All Delano Residences owners receive 20% off the best available rate at participating Accor brands and properties worldwide. This applies to the same network of 5,700+ hotels across 45+ brands.

To put this in context: a family spending 20 nights per year at Accor properties averaging $400/night generates $1,440 in annual savings from the discount alone. Over a 10-year hold, that’s $14,000+ in hotel savings tied to the real estate ownership. This isn’t a hypothetical — it’s a calculable benefit for buyers who already travel at this level.

The Dedicated VIP Reservation Desk

Accor provides Delano owners with a dedicated VIP reservation desk — a direct line to a human reservations agent who handles bookings across the Accor network, room preference requests, special occasion arrangements, and coordination between properties.

This matters most when you need something that a standard booking website can’t provide: a room category that isn’t showing online, a suite that’s being held for loyalty members, or a property connection in a market where relationships matter.

How It Works: Eligibility and Enrollment

Eligibility for the Accor Ownership Benefits Program continues for as long as you own the unit. If you sell, the benefits pass to the next owner or revert — the program is tied to ownership of the property, not to you personally.

There is an annual Residence Ownership Benefits Fee included in the property service charge assessed to all owners — the mechanism by which Accor can justify maintaining the program for the entire owner community. This fee is subject to change but is structured as part of the ongoing service charge rather than a separate subscription.

Enrollment is handled through Accor’s dedicated ownership team after closing. The Diamond status and Gold gift status are issued directly by Accor.
