The Two Products at a Glance

D Collection — Located on floors 20 through 47. These are 266 units designed for short-term rental eligibility. Owners can either live in the unit or place it in the hotel’s managed rental program, allowing the Delano brand to operate it as part of the hotel inventory when you’re not using it.

D Residences — Located on floors 49 through 75. These are 155 private homes. They are not eligible for the hotel’s short-term rental program. Instead, owners receive access to the Delano Members’ Club — a curated private membership community — and a different set of exclusive benefits.

The gap between floors 47 and 49 houses the mechanical floor, which also means D Residences owners are genuinely separated from hotel traffic, operations, and the guest experience below.

Who the D Collection Is For

The D Collection is structured for buyers who want the optionality of a rental income stream. If you plan to use the unit part of the year and generate revenue the rest of the time, the hotel rental program is the mechanism that makes that work. Delano’s brand and operational infrastructure handle marketing, guest services, and property management — you collect income without managing anything directly.

Key D Collection features:

  • Short-term rental eligibility through the hotel program
  • Beach Club access at Delano Miami Beach
  • Deeded office suites included with lines 01, 02, and 03
  • For a limited time: lines 01, 02, and 03 above the 54th floor receive a bonus Junior Suite within the D Collection

This is also the entry-level price point into the Delano tower, which makes it accessible to buyers who want branded-residence exposure at a lower capital commitment than the full-private-residence tiers.

Who the D Residences Are For

The D Residences are designed for buyers who want a private home at the top of one of Miami’s most significant towers — with all the amenity access and brand association of Delano, but without the hotel-program involvement.

These buyers are typically:

  • End users who plan to live in Miami full or part time
  • Buyers who want views from floors 49–75 (materially better than lower floors)
  • Buyers who value privacy and separation from hotel operations
  • Buyers attracted to the Members’ Club as a social and lifestyle benefit

D Residences owners receive an invitation to join the Delano Members’ Club — a curated private community — plus all the building amenities. They also have the option to long-term rent the unit, though they cannot participate in the hotel’s short-term rental program.

All D Residences lines also receive deeded office suites in floors 5–8 — a feature that’s typically reserved for select units but applies to all D Residences here.

The Rental Income Question

A common question: can I make money with a D Collection unit?

The honest answer: potentially yes, but underwrite it conservatively. Branded hotel-condo programs generate variable income depending on hotel occupancy, seasonal demand, and management fees. Miami’s luxury short-term rental market is strong — particularly for a brand like Delano, which carries genuine cachet with the high-net-worth traveler demographic.

What we don’t recommend is buying a D Collection unit purely for yield if you’re not also comfortable holding it as a long-term appreciating asset. The combination of brand, location, and supply scarcity in downtown Miami makes a compelling hold — the rental income is upside, not the thesis.

A Note on the Members’ Club

The Delano Members’ Club is exclusive to D Residences owners. It offers curated cultural programming, global access through Delano’s network, and a private community of like-minded residents. This is a meaningful differentiator from most Miami condo towers, where amenities are shared indiscriminately with all owners regardless of floor or purchase price.

If the social and cultural dimension of where you live matters — and for many buyers at this level, it does — the Members’ Club is worth factoring into your decision.
